Hanover Pines Homesites is a huge chunk of real estate — over 200 acres. It's minutes from Sunday River, New England's premier four-season ski and golf resort. Every lot also has direct access to Maine's 15,000-mile trail system, including the Interconnected Trail System (ITS), for snowmobiling and hiking.

The developers, John Booth and Matt Mallen, are avid skiers and hikers. First drawn to the area by the great skiing at Sunday River, the duo soon saw the abundance of outdoor activities offered by the Western Maine area.

Covered Bridge

Natural beauty preserved
Booth and Mallen saw an opportunity to share their passion for the outdoors with others when research showed real estate in Hanover about to come on the market for the first time since the 1700s. Hanover Pines Homesites was formed.

Rather than bulldozing everything flat and sparing only a few of the older trees, Booth and Mallen painstakingly shaped lot boundaries to preserve the magic that a particular spot already had to offer. They also tried to preserve the heritage of this special piece of real estate — whether it was a 200-year-old handmade stone wall; a knoll with a beautiful view of the Mahoosuc Mountains, or a secret glen filled with wild fern and birch, sustainable just the way it is, without costly irrigation systems. Where possible, they modernized existing roads to follow old logging roads or paths, to minimize damage to the pristine heavily wooded natural settings.

Hanover Pines trails connect to ITS
Not only did Mallen and Booth set out to protect existing features, they added accoutrements that so many modern real estate developments lack. They preserved open space — and perhaps most importantly — created an eight-mile network of private trails for hiking, skiing, snow-shoeing and of course: snowmobiling.

In fact, it is this trail system that separates Hanover Pines from so much of the real estate competition. Few real estate developments can match a trail system that DIRECTLY connects to Maine's 15,000 miles of groomed snowmobile trails. And the trails of Hanover Pines do just that. No more trailering your sled to the Interconnected Trail System (ITS). You can walk out your front door; hop on your snowmobile; and reach the ITS without ever using a trailer ever again. Hanover Pines private trail system is so special that an entire page is dedicated to it.

Spacious multi-acre lots
But it's not just the trail system that sets Hanover Pines apart from other real estate offerings. For the price, Hanover Pines lots are just plain hard to beat. They range from two to seven acres, more than enough breathing room so that you won't even know you have neighbors. This privacy is scarce — if not unobtainable — from other real estate developments. With your Hanover Pines home, you can "get away from it all" by just staying home, for a weekend or forever.

Lots have great views

And year-round living is easy here. Your private wilderness setting is surrounded by a host of modern amenities, all within a 10- mile radius. Many conveniences are mere minutes away. Cable TV is available, as is high-speed internet, and not just from good old coax. A state-of-the-art fiber-optic line is less than a quarter mile away. All lots already have electricity.

Affordably priced
Hanover Pines home sites are huge —two to seven acres — but affordable, starting at $30,000, by far the best real estate value for quality land in the area. Buying a big chunk of real estate is less expensive than buying a new car. And with a car or truck, your investment will be worth next to nothing in five or six years. Not so with a beautiful homesite at Hanover Pines.

Real estate like this is getting more difficult to find every year and more costly. Sure, the economy might be in a bit of a slump right now, but nothing holds value or appreciates over the long haul like real estate. Don't wait to buy one of these homesites when values go back up. The time to buy is now. So phone or e-mail. Arrange a no-pressure on-site tour today.

Low-energy use and "green" construction
The developers are locals. They have to live with what they see built here. They are working with area contractors to assure that your new home is a showcase of low-energy consumption. They'll help guide you in the latest "green" technology, from the first architectural sketches, not as an afterthought, but as a major component.

And with the millions of green schemes in the construction market, it's invaluable to have someone in your corner who knows what is worthwhile in today's economy and Maine's climate.

Generally, "green" can mean anything from indoor air quality to the use of recycled materials and durable design — and everything in between. However, when the specialists at Hanover Pines talk about a green home, they mean one that uses less energy, water and natural resources; creates less waste; and is healthier and more comfortable for the occupants. Obvious benefits include lower energy and water bills; reduced greenhouse gas emissions; and less exposure to mold, mildew and other indoor toxins.

Creating a green home means matching products and materials to minimize the overall environmental impact to the site — and also tailoring the specific design to the climate. What works in the desert southwest does not necessarily work in Maine. For example, photovoltaics (solar cells) only start to pay for themselves in about 25 years. By then, they're almost worn out and need replacement. Same thing with wind turbines. They won't pay for themselves before they wear out. So wind turbines and solar cells may be green, but they're not economically feasible — unless you want to "live off the grid."

However, something as simple as correct insulation can be very green and help you save money right from the start by using less heat in the winter. BUT insulation must be installed correctly and consistently by a contractor who knows what they're doing. And you need windows that have the correct insulation factor, or the heat savings literally go right out the window.

So it's essential to hire a green-conscious contractor for several reasons. Homeowners must be wary of "greenwashing," which is essentially a supplier or contractor over-hyping the savings from a particular green alternative. That's why it's imperative to have a contractor who knows what works in colder climates and what's not worth the cost.

CC&Rs protect your home
Nobody likes too many rules, but you don't want to put the finishing touches on your wonderful new home, only to have your new neighbor pull in three 1960s trailers; live in those; and set up a pig farm six feet from your property line.

Hanover Pines protects your sanity and your investment with common-sense covenants, conditions and restrictions (also known as CC&Rs). These protect you from everything from neighbors operating a saw mill to living in converted shipping containers. Don't laugh. Nothing protects you from these problems if you buy a lot that lacks distinct rules applicable to every homeowner.

Low population density is guaranteed, and there is no commercial property at all within Hanover Pines. You won't wake up one morning to a gas station being built next door. Homesites are situated properly to prevent view blockage, but height restrictions also guard against an inappropriately tall building suddenly blocking your view. Night skies are also protected by restricting vapor and open lights.

If you're interested, contact Hanover Pines and ask to see a copy of the CC&Rs.

Endless outdoor activities
With warm summers and lots of snow in the winter, Western Maine just about has it all — golf, kayaking, snowmobiling, rockhounding for Maine's world-famous tourmaline, mountain and rock climbing, metal detecting, geocaching, antiquing, fishing, ice fishing, white-water rafting, hiking, snowshoeing, SNOWMOBILING, cross-country skiing, ice skating, astronomy (far from city-light pollution), swimming, water skiing, gold prospecting (yes, there is gold in them thar Maine hills!), bird watching, photography, biking, breath-taking fall foliage and so much more.

And you don't have to work up a sweat to enjoy Maine's great outdoors: There's nothing like watching a beautiful Maine sunset with your favorite people and favorite beverage from the comfort of your secluded Hanover Pines front porch or wraparound deck.

The scenery and landscape of Western Maine is world-class and nearly unparalleled in New England, from craggy mountains to heavily forested hills; to flower-filled meadows; bright green in summer; breathtaking rainbow foliage in the fall, and the quiet serenity of it all covered in white during the winter.
